Unique in the Caribbean
Long Caye is the closest developable real estate to UNESCO World Heritage sites, the Great Blue Hole and Half Moon Caye. In addition, the island, situated in the southern-most part of the Atoll, is less than a mile from the tiny, but spectacular, Hat Caye. As stewards of the caye and the atoll, we take a long term, holistic approach to our work, always searching for ways to improve the quality of our offerings through the mindful, yet aggressive, adoption of leading edge environmentally friendly technologies.

Our mission is to provide an unparalleled community and recreation experience, while serving as a role model for environmental development sustainability and the preservation of natural habitats. Our location speaks for itself, and the Eco-Guidelines set the rules to ensure it’s long term conservation. All property and buildings are bound permanently by the Eco-Guidelines of Long Caye at Lighthouse Reef. A brief summary of those Eco-Guidelines follows.
1. All buildings are built on Stilts at a minimum of 4 feet off the surface
2. Residential Parcels can have buildings with a 1st floor interior footprint as large as 20% of the square footage of the parcel
3. An additional 10% of the Parcel’s square footage can be used for decking or a total of 30%. (If the interior footprint is smaller than 20% the outdoor decking can be expanded.)
4. Commercially zoned parcels may use up to 50% of the Parcels square footage for building and decking.
5. Clearing of parcels is allowed upon ERB approval to facilitate placement of approved buildings.
6. Each building is a self-contained unit, providing it’s own water, power and waste treatment.
7. Water, Power and Waste Treatment systems must be ecologically sustainable and must be approved by the Developer and it’s Environmental Review Board (ERB) along with the all Building Plans.
8. Typically, these needs are met with rainwater collection, solar/wind power systems and composting or digesting system toilets.
9. All waste will be recycled or disposed of according to our ecological standards.
10. Buildings can be made from Wood, Cement, prefab panels or other materials, as long as the overall design and building process is ecologically sound and approved by the ERB.
11. Annual Community Association Dues are US$250/year for Residential and US$500 for Commercial properties.
